These Terms and Conditions apply to the use of the Homes for Expats website and to the general legal framework
governing our services. Where a separate written engagement agreement has been signed between Homes for
Expats and a client, that agreement shall prevail over these Terms and Conditions in the event of any
inconsistency.
By using our website or engaging our services, you confirm that you have read, understood, and agreed to these Terms and Conditions.

2. Definitions
Homes for Expats refers to Homes for Expats B.V.
Client refers to any natural person or legal entity that engages Homes for Expats for services.
Consumer refers to a natural person acting for purposes outside their trade or profession.
Services refers to real estate related services including rental assistance, purchase assistance, sales assistance,
consulting, and relocation related support.
Engagement Agreement refers to a separate written agreement entered into between Homes for Expats and a
Client.


3. Scope of These Terms
These Terms and Conditions govern website use, general legal conditions applicable to all services, and rights
and obligations where no separate Engagement Agreement exists.


4. Formation of Agreements
No agreement for services is concluded solely by website use or initial contact. A binding agreement exists only
upon written confirmation or signed Engagement Agreement.


5. Nature of Services
Homes for Expats acts as an intermediary and provides services on a best effort basis. No guarantee is given
regarding outcomes or availability of properties.


6. Fees and Payments
Fees are agreed separately in writing. All fees are exclusive of VAT unless stated otherwise.


7. Client Obligations
Clients must provide accurate information, cooperate in a timely manner, and comply with Dutch laws relevant to
the transaction.


8. Wwft Compliance
Homes for Expats complies with the Dutch Anti Money Laundering and Counter Terrorist Financing Act. Clients
must cooperate with identification and verification requirements.


9. Liability
Liability is limited to the amount paid for the relevant service unless mandatory law provides otherwise. Indirect
damages are excluded where legally permitted.


10. Third Parties
Homes for Expats is not responsible for services or advice provided by third parties introduced to the Client.


11. Intellectual Property
All website content is the property of Homes for Expats and may not be used without written permission.


12. Privacy and Data Protection

Personal data is processed in accordance with applicable laws and the Homes for Expats Privacy Policy.


13. Termination
Services may be terminated where legal obligations require or where contractual obligations are breached.


14. Consumer Rights
Statutory consumer rights under Dutch law remain unaffected.


15. Governing Law and Jurisdiction
These Terms and Conditions are governed by Dutch law. Disputes shall be submitted to the competent court in
the Netherlands.


16. Amendments
Homes for Expats may update these Terms and Conditions at any time.

A lawyer and lecturer from Johannesburg who relocated to the Netherlands in 2018 after first living for a short time in Dubai. Jessica studied B Com Law and LLB and after completing her articles in law, she started lecturing law to university students. In 2011 she opened up her own law firm specializing in Consumer Law and Contracts. After relocating and running her business remotely, Jessica closed her firm in 2020 and became a full-time mom to her two little boys.

 

Going from running my own law firm to being a full-time mom has been an interesting journey. Moving to a new country (twice) definitely kicked my networking skills into a higher gear! As an expat you have to learn how to make new friends, find your way around a new city, and integrate into a different culture and community. From the moment I landed in Dubai I felt the need to want to help others integrate more easily and make them feel supported even though their own family and friends were far away. Helping expats find a home is an integral part of the relocation process. Offering the best support while taking that step is exactly what I want to provide to my clients.
